How to price your property to sell fast

Sellers almost always overprice, and the market punishes overpricing with days-on-market that erodes the price anyway. Pricing right from day one is the fastest route to a fast sale.
Read the comps like a buyer would
Look at what genuinely similar properties (same location, type, and size) actually sold for, not what they were listed for. The gap between asking and closing tells you where the real market sits.
Your price sets the first impression. Get it slightly wrong and buyers never come at all.
Presentation closes the gap
Clear the clutter, fix the visible flaws, and let the photos do the talking. A property that photographs well and prices fairly attracts multiple offers, and multiple offers is what lets you negotiate up.
